<p><strong>Salesperson License:</strong> The Texas Real Estate Commission requires 210 classroom hours of instruction to apply for a license. If you have taken college courses, many times they can be used towards as many as 60 of the required classroom hours (equivalent to four semester hours). See TREC’s website for more information. <p><strong style="font-size:14px;">Marketing I : Building a Real Estate Practice (TREC 0511)</strong></p>
<p>It takes many years in the industry before a real estate professional will feel confident enough to venture out on his or her own. A broker usually makes this decision because he or she desires flexibility and control over his or her future; therefore, owning his or her own business will allow the broker to pursue endeavors he or she feels passionately about. However, before a broker starts a real estate brokerage firm, he or she should understand the responsibilities associated with such a decision.</p>
<p>This module will introduce the student to the responsibilities and risks of running a real estate brokerage firm. Once a broker decides that he or she wants to start a brokerage firm, he or she must make important decisions regarding the organizational structure and funding of the business. The business owner must also develop a mission statement, business plan and marketing plan; these plans allow the broker to seek funding and prepare for the future of his or her company. The business plan and marketing plan allow the broker to determine what his or her company goals are and establish strategies in order to achieve them.</p>
<p>Throughout this module, the student will learn how to achieve the goals and plans set forth in the business plan. The student will also become familiar with the different factors that influence a business’s success, such as market presence, finances, communication, prospecting and management. Once the student has learned and mastered the lessons presented in this module, he or she should have a firm grasp of the basic components of starting a business.</p>
<p><strong style="font-size:14px;">Marketing II : Negotiations Techniques (TREC 0512)</strong></p>
<p>Real estate transactions permit and require more negotiation than most other exchanges of goods and services, and, as a result, much of a real estate salesperson’s job involves trying to craft mutually acceptable deals for the various parties involved in them. Additionally, salespersons must not only negotiate with those with which they wish to gain some advantage or another, but also sometimes with their own clients. Because real estate practice involves so much negotiating, virtually any salesperson can benefit from improving his or her negotiation skills, and this course is designed to teach just such methods of improvement.</p>
<p>There are five sections or <em>modules</em> to this course and their learning objectives are listed below:</p>

<p><strong style="font-size:14px;">Finance I (TREC 0411)</strong></p>
<p>Finance One is a 30-hour course that meets the elective prelicense requirement or SAE requirement by the Texas Real Estate Commission (TREC) for anyone who wishes to become or maintain a license in Texas. This course provides an introduction to residential real estate finance information on how to underwrite FHA, VA, FNMA, &amp; FHLMC loans. In this course, the basics are discussed regarding applications, appraisals, escrow, title, and credit reports, which includes FICO, qualifying for loan amounts, and verifying income and assets.</p>
<p>You will also learn how to calculate loan amounts, affordable monthly payments, property taxes, hazard and mortgage insurances (Conventional and FHA), qualifying ratios and income.</p>

<h3 style="color:c90000;">Real Estate Salesperson License Requirements</h3>
<p>A Salesperson is required to have completed a total of 18 semester (270 classroom) hours of education, at least 14 semester (210 classroom) hours of which must be in core real estate courses, by the end of their first year of licensure. 150 of those classroom hours in core real estate courses are to have been completed before the application for the Salesperson license is made (and may be filed along with the application).</p>
<p>4 additional semester (60 classroom) hours in core real estate courses are required to be filed during the first year as a licensed Salesperson. These hours are known as SAE, or Salesperson Annual Education. These 60 additional classroom hours in core real estate for the SAE must be submitted and on the TREC system by the end of the first year of licensure.</p>

<h3 style="color:#c90000;">New York Real Estate CE Requirements:</h3>
<p>To renew your license, you must complete <strong>22.5 credit hours</strong> of continuing education every two years from the date your license was received.</p>
<p>The New York Department of Licensing Services requires education providers to issue course credit to students who complete the online course within the state-mandated time period. This means, to complete the course you must sit for the required number of hours; for example, to receive credit for a three-hour course, you must literally sit for three hours of instruction.</p>
<p><strong>Before beginning the course, please note:</strong></p>
<ol>
<li><strong>Timing Clock:</strong> Each lesson is timed. To complete a lesson, you must sit until the clock displays 0:00. If you close the browser, log out of the course player (browser with iCourse Player 2.1.8 in top left corner), or leave your computer idle for longer than 10 minutes, THE TIMER WILL RESET. If this happens, then you must return to the BEGINNING OF THE LESSON and the TIME WILL BE RESET. <p>This course provides an introduction to residential real estate finance, including information on how to underwrite FHA, VA, FNMA and FHLMC loans. Understanding this information will help the student assist his or her buyer- and seller-clients from the initial meeting, through the closing proceedings with basic financing and loan-qualification questions.In accordance with TREC rules Sections 535.71 and 535.72D, in this course, you will learn the basics of the different types of loans available, loan applications, appraisals, escrow, titles and credit reports, including qualifying for loan amounts and verifying income and assets. Upon completion of this module, the student will know how to calculate loan amounts, estimate monthly payments, property taxes, hazard and mortgage insurance (for conventional, FHA and VA) and qualifying ratios and income.</p>

<p><strong style="font-size:14px;">Fairhousing</strong></p>
<p>This course is designed to increase your knowledge of federal and state fair housing laws and related civil rights and anti-discrimination laws that affect real property transactions. All real estate licensees need to understand who is protected by the fair housing laws, what acts are prohibited by these, and how the fair housing laws are enforced. The more knowledgeable you are about fair housing, the less likely you will be to commit fair housing violations. Course topics covered in this course include transactions covered by the law, discrimination, HUD advertising guidelines, equal housing opportunity, the equal credit opportunity act and the Americans with Disabilities Act.</p>

<p>This course presents an overview of the home inspection business and explains how it fits into the real estate industry as a whole. In addition, the course covers the regulatory bodies and professional organizations associated with home inspection. At the conclusion of this course, the student will understand the methods used to inspect homes, will know what to look for when examining properties, both inside and out, and will understand the various types of inspection reports and the differences between them.</p>

<p><strong style="font-size:14px;">Liens, Taxes and Foreclosures</strong></p>
<p>This New York Real Estate continuing education course discusses liens, taxes and foreclosures. There are many types of liens as well as several kinds of taxes that can attach to a parcel of real estate. When borrowers default on a debt, foreclosure is the process by which lien-holders collect the unpaid portion of a debt. Because liens represent an interest in real property, it is crucial that real state licensees develop an in-depth understanding of liens and lien-related issues. Such knowledge also helps licensees to better advise buyers and sellers. The first lesson presents a general overview of liens, explains the classification of liens and discusses the types of non-tax liens. We then discuss taxes and tax issues, including ad valorem taxes, real estate tax computation, special assessments, real estate transfer taxes, federal income taxes, capital gains taxes, and tax shelters for homeowners and investors. We also include a discussion about the priority of liens and the methods of foreclosure, redemption, deficiency judgments, tips for homeowners facing foreclosure, and scams related to foreclosure.</p>

<p><strong style="font-size:14px;">Contracts, Purchase &amp; Sales Agreements</strong></p>
<p>Clear, mutually-acceptable agreements are an essential component of the legal transference of ownership. In the practice of real estate, contracts are the instruments used to describe and record the agreements surrounding the conveyance of property. Some type of contract is nearly always involved, whether a salesperson is promising to sell a property within a specified period of time, a prospective buyer is placing an offer on a house or a seller is considering an offer on property.</p>
<p>Before entering into a legally binding agreement, real estate professionals must fully understand the contracts that govern their industry. Failure to understand contracts opens a licensee to various kinds of liability and can seriously damage one’s professional reputation. Therefore, it is vital that real estate professionals learn this material so that they can protect themselves against errors, oversights and misunderstandings.</p>
<p>In this module you will learn about the types of general contracts as well as the different kinds of real estate contracts. The module provides the student with an overview of the various types of contracts: bilateral, unilateral, implied, express, executed, executory, valid, void, voidable and unenforceable. Once the student is introduced to the different types of contracts, he or she learns what makes a contract legally enforceable, this being the five components that make a contract valid: mutual assent, legally competent parties, consideration, lawful objective and adherence to a statute of frauds.</p>

<p><strong style="font-size:14px;">Environmental Hazards </strong></p>
<p>This course covers major environmental hazards. Licensees need to familiarize themselves with environmental issues because they have a responsibility to disclose to buyers any information that might affect their decision to buy. Environmental hazards can dramatically affect a property’s value, so buyers, sellers, lenders and licensees all can be affected by them.</p>
<p>Students will learn throughout this course to identify internal and external environmental issues. They will learn about health hazards, environmental legislation, liability and responsibility for cleanup and protection. They will also learn about actions they should take and how issues affect licensees and lending. Licensees are not expected to be environmental experts, but in this course students will acquire a competency with environmental issues which will help them to elucidate issues for buyers, sellers and lenders. Knowledge of environmental issues also will help protect them from charges of nondisclosure.</p>
<p>The conclusion of this course presents real world dilemmas and applications of the information presented. As the student completes this course, he or she should try to paint a big picture of environmental issues, which the course will address with comprehensive content questions, practices and case studies.</p>

<p>Each of the 20 modules begins with an introduction, learning objectives, and key terms.</p>

Each module concludes with activities and case studies that allow students to apply the knowledge they have gained from the modules&#8217; lessons. The introductions, lesson summaries, and module summaries are all available in a printable format for reference purposes.</p>

<h2 style="color:#c90000;">State requirements for Becoming a Licensed Florida Real Estate Agent</h2>
<p>You must have an active licensed Florida real estate Broker sponsor you before you can practice as a licensed salesperson in Florida. However, you can be awarded your Florida Real Estate License as an inactive agent until you find a broker that you want to work for. Whether you are looking at Real Estate as a supplement to your income or as a long-time career, here are a few helpful tips to ensure your success!</p>
<p>Any active member in good standing with the Florida Bar who is otherwise qualified under the real estate license law is exempt from the FREC prescribed prerequisite educational course for licensure as a real estate sales associate.</p>
<p>An applicant must be at least 18 years old, hold a high school diploma (more detailed information is available in Chapter 475.17, Florida Statutes), and fulfill the following:</p>
<p><strong>Real Estate Associate</strong></p>
<ol>
<li>Successfully complete a FREC-approved pre-licensing course for sales associates (Course I) consisting of 63 classroom-hours and covering the topics required by the FREC. The course is valid for licensure purposes for two years after the course completion date. Licensees with a permanent physical disability as defined by FREC Rule 61J2-3.013(2) may qualify for a correspondence pre-licensing course if unable, due to a permanent physical disability, to attend the site where the course is conducted.</li>
<li>Submit a completed Application, fingerprint card, and appropriate fee (may submit this package prior to completing Step 1).</li>
<li>Pass the Florida Real Estate Sales Associate examination with a grade of at least 75 or pass the Florida Real Estate Law Examination with a grade of at least 30.<strong>Note</strong> - Florida has entered into a Mutual Recognition agreement with the following 10 states: Alabama, Arkansas, Colorado, Georgia, Indiana, Kentucky, Mississippi, Nebraska, Oklahoma, and Tennessee. See the Mutual Recognition page for specific requirements.</li>
<li>Submit a completed RE 2050-1 form to activate the license, otherwise the license is issued in an inactive status. If you want to immediately begin working as a real estate sales associate, submit the completed RE 2050-1 form at the examination site. Otherwise, submit the RE 2050-1 form to the Division of Real Estate.</li>
<li>Whether holding an active or inactive license, successfully complete a FREC-approved post-licensing course for sales associate consisting of at least 45 classroom-hours, prior to the expiration of the initial sales associate license.</li>

<li>Familiarize yourself with all of the requirements to be an agent by visiting the Department of Business and Professional Regulation Division of Real Estate*. The licensing process is fairly straight-forward but there are several required forms and fees before the application can be filed.</li>
<li>Plan your education schedule. Online courses provide great flexibility, but you must dedicate plenty of time to completing them. A Florida Real Estate Salesperson license requires 63 hours.</li>
<li>Select courses that fit your learning style (i.e., activities and engagement, quizzes, exams and the ability to stop and return to the course). Real Estate Institute of America offers Florida Pre-license courses for 3 different learning styles, an all Online Version, a correspondence book version and a correspondence pdf version.</li>
<li>Test your knowledge and prepare for the exam. Take an exam prep course that matches your state&#8217;s exam environment. Real Estate Institute of America offers both a National portion exam prep and Florida portion exam prep.</li>

At the conclusion of this course, the student will understand the methods used to inspect homes, will know what to look for when examining properties, both inside and out, and will understand the various types of inspection reports and the differences between them.</p>
<p>The second module provides an introduction to the basics of asset management. It introduces the student to the key ideas and concepts of management as well as the techniques a manager will use to evaluate the market and evaluate the financial impact of alternatives in order to make properly informed decisions. The student will learn how to handle distressed properties and how to successfully market a revenue-increasing strategy.</p>
<p>The third module teaches the real estate professional how he or she can help clients in buying and selling property on a tax-favorable basis. This includes highlighting on the many important aspects of Internal Revenue Code Section 1031 and on the benefits of the 1031 exchange for the investor, licensed real estate agent/broker and other parties to the transaction. The student will learn which properties qualify under Section 1031 and how to use the various types of 1031 exchanges to enhance the client’s position in the investment real estate market.</p>

<p><strong style="font-size:14px;">Environmental Hazards</strong></p>
<p>This course is designed to increase your knowledge about expanding environmental issues and laws that have an impact on environmental problems. This course Identifies the procedures used to locate toxic waste sites, the responsibilities for clean up and steps that may be taken to minimize future liabilities.</p>
<p>While Georgia real estate agents are not expected to be environmental experts, the same disclosure rules apply as to other facts about a property. That is, if environmental information is known to the sales agent and it would affect a prudent purchaser&#8217;s decision to buy, it must be disclosed. Because of this, licensees should be familiar with the nature of these problems as well as the laws and regulations that are intended to protect both the consumer and the environment.</p>

<p><strong style="font-size:14px;">Contracts, Purchases, and Sales Agreements</strong></p>
<p>Clear, mutually-acceptable agreements are an essential component of the legal transference of ownership. In the practice of real estate, contracts are the instruments used to describe and record the agreements surrounding the conveyance of property. Some type of contract is nearly always involved, whether a salesperson is promising to sell a property within a specified period of time, a prospective buyer is placing an offer on a house or a seller is considering an offer on property.</p>
<p>Before entering into a legally binding agreement, real estate professionals must fully understand the contracts that govern their industry. Failure to understand contracts opens a licensee to various kinds of liability and can seriously damage one’s professional reputation. Therefore, it is vital that real estate professionals learn this material so that they can protect themselves against errors, oversights and misunderstandings.</p>

<p><strong style="font-size:14px;">ERC Relocation: Assisting Corporate Transferees</strong></p>
<p>Relocation presents an array of new challenges and opportunities to all Georgia real estate professionals. This course covers the definition of “relocation” and the development of the relocation industry. We explain how relocation affects the roles of various real estate professionals, including appraisers, home inspectors and real estate salespersons, and brokers.</p>
<p>We walk the student through a relocation transaction, covering the assignment, or re-assignment, of an employee through the selling of the employee’s home. Some of the steps in this process require specific explanation. This course covers those points in specific lessons; for example, we devote one lesson to how different companies manage relocation and the types of programs that they commonly institute. The latter half of this course addresses how relocation affects common real estate concerns. These concerns include disclosure law, agency, tax law, fair housing, and non-discrimination issues.</p>

<h3 style="color:#c90000;">Georgia Real Estate License Renewal Requirements</h3>
<p>All active licensees licensed after January 1, 1980, must complete at least 24 hours of approved continuing education course work during each four year renewal period. Note : Salespersons who complete the 25 hour post license course in their first year of licensure may count that course as meeting only 6 hours of the CE requirement for the first renewal period.</p>
<p>In the succeeding 3 years of their first renewal period, such salespersons must complete an additional 18 hours of CE courses in order to renew their licenses. (Georgia Real Estate License Law and Rules and Regulations, Chapter 520-2-.07(7).)</p>
<p>Salespersons and Brokers renew their license every 4 years in the month of their birth.</p>

<p align="justify"><strong>Effective September 1st, 2007, the Texas Real Estate Commission requires a 24-hour waiting period after a course is started before it can be reported as complete. This means that after you have started a course, we must wait at least 24 hours before reporting your status to TREC, regardless of the actual time you may have completed the course. <span style="color: #c90000;">Please take this new waiting period into consideration when choosing to start your course</span>, especially if you are extremely close to your expiration date.</strong></p>

<li>College credits to meet this education requirement must meet normal degree requirements. Special short courses or adult education courses will not meet the education requirement unless the college or university gives full academic credit for the course or the course is a Commission approved course.</li>
